If you’re like most people, you probably have your dream home already put together in your head. Perhaps you see a fireplace, vaulted ceilings, walk-in closets, and a grand master bath. If you have a specific vision in mind for your future home, consider a custom builder to make that dream a reality. Here are some important tips for choosing and working with a custom builder.
Choose the right builder for your project.
Unless you’re planning on building luxury skyrise condominiums, you can likely get a better deal with a smaller custom home building company to build your dream home. A smaller company will have low overheads and do a lot of the work onsite themselves. Just be sure when choosing a smaller company that you properly vet their portfolio, like their work, and all the questions you can. A good custom home builder will welcome your questions and make you feel at ease.
Be specific about what you want.
The surest way to avoid disappointment in the finished product is to be as specific as possible in communicating what you want to your builder. Having a set of drawings is a good start, but beyond that, you need to make clear exactly what the builder is being asked to include in the price. Be specific about what you want and what is to be included in the price so there are no misunderstandings between you and the builder.
Let the builder manage the project.
It’s the builder’s responsibility to make sure that the right people in the right numbers are on-site at the right times and that they have the necessary materials to do their work.
After plans are made and agreed upon between you and the builder, it’s important that the builder is allowed to run the project on a day-to-day basis.
Make a comprehensive list.
Most arguments, if any, happen in the final stages of the project, when the main work is done but there are many small items to attend to. Getting all these items completed can be difficult to organize for the builder, while the owner is likely becoming impatient for the home to be finished. Communicate clearly on expected timetables early on, then give the builder space to do their work. When it comes to inspection at the end, go around with your builder and agree on one comprehensive list. Additional things of interest may pop up, but try to remain fair to the builder when adding new items and to-dos to the list.

Professionals exist to help us – doctors, lawyers, dentists, and yes, even home designers. Designing a home is no different than having your teeth examined – you want a professional handling the task at hand because you trust their knowledge and expertise. So why not hire a professional to help design the place you and your family will spend the majority of your time in your home.
It will save you time…
A skilled home design professional will save you time just by knowing the nuances of current building code requirements. If the goal is to get the OK to build your home with the least amount of revisions, a well-informed designer is your answer.
You will get their design expertise…
Home designers are creative and good at problem-solving, which is particularly handy when it comes to building a home. They can present options you might not have considered, give your home style…and help design it to work efficiently. Using a designer also means you get something that is tailored to your specific needs so that you can plan for the long term.
They will become your advocate…
From one contractor to the next, it’s difficult to keep track of jobs. And if there happens to be a mistake made somewhere along the way, most people wouldn’t even know who to call. This is where having a home designer helps. They understand the language of contractors and can help avoid costly mistakes from happening.
They pay attention to detail…
Good home designers think in three-dimensions and are able to solve problems of space and function. And on top of that they also keep on trend of local and international design, which will keep your home current and add to its beauty.
You will have access to their design network…
It takes a vast amount of skilled professionals to finish a home…from painters to structural engineers. People who are in the home design business tend to know other skilled professionals in the same trade (of building homes). They may also know who can best fit a certain budget or who can do a job within a strict deadline.
At Coker & Company, we are really proud of our in-house design team – where customers come in with a vision and we help to create their dream home, right here, for them. If you want help with the planning and design of your home, or input on your home design, look no further than Coker & Company.
